Fascias and soffits: uPVC, wood, or aluminium?

Fascias and soffits do a lot of work: supporting the lower row of tiles, holding the guttering, ventilating the loft, and protecting the rafter ends from weather. Worth getting right.

uPVC (most common replacement)

Low-maintenance, rot-proof, comes in white, black, grey, woodgrain. Typical lifespan 20-30 years. The default choice for most Wimbledon homes.

Cost: £80–£120 per metre installed.

Watch out for: Cheap uPVC yellows and warps in sun. Use a reputable brand (Freefoam, Swish).

Timber (original look)

If you have an Edwardian or Victorian property with original timber, replacing like-for-like maintains the character. Needs regular painting (every 5-7 years).

Cost: £100–£160 per metre installed (labour-intensive).

Watch out for: Painting every few years. If you let it rot, the rafter ends can be affected too.

Aluminium

Powder-coated, very low maintenance, modern look. The premium option. Good for contemporary homes and high-end renovations.

Cost: £150–£220 per metre installed.

Watch out for: Higher upfront cost. Needs an experienced installer (aluminium is harder to work with).

What we recommend

For most Wimbledon homes: uPVC. It's the best balance of cost, look, and longevity.

For period properties: timber for character, painted regularly.

For contemporary or premium: aluminium for low maintenance and crisp aesthetics.

Whatever you choose, make sure the installer includes ventilation at the eaves. Without airflow, your loft will condensate and cause timber rot.
