The repair-or-replace question is the most expensive decision a homeowner makes about their roof. Get it wrong in either direction and you're out thousands.

Repairs usually make sense when:

• The roof is under 25 years old
• Damage is localised (a small area, a single leak source)
• The rest of the roof is sound
• The issue is fixable: slipped tile, flashing, point work

Replacement is usually better when:

• The roof is 25+ years old
• Multiple areas show problems
• You've had multiple repairs in the last 5 years
• There's visible sagging or structural movement
• The felt/membrane has failed in multiple places

The honest middle path
