How long should a roof last? Realistic lifespans for every UK roof type
"How long will my roof last?" is the second most common question we get. Here's a realistic answer for every roof type we work on.
Natural slate
80-120+ years depending on slate origin. Welsh slate: 100+ years. Brazilian/Spanish: 60-100 years. The whole roof may outlast you, your kids, and your grandkids.
Clay tile
60-100 years for handmade or machine-made clay. Handmade clay can be replaced piecemeal forever.
Concrete tile
40-60 years. Modern concrete tiles (Marley, Redland) are excellent. Earlier 1970s-80s concrete tile can fail earlier at the eaves and verges.
High-performance felt (flat roof)
15-25 years for three-layer torch-on systems. Single-layer felt: 8-12 years. Don't be sold single-layer felt for a residential job.
EPDM rubber (flat roof)
50+ years. Often called the modern gold standard for residential flat roofs.
GRP fibreglass (flat roof)
25+ years. Walkable surface, ideal for balconies and terraces.
Asphalt shingle
15-30 years depending on quality. Premium brands: 30+ years. Cheap imports: 10-15 years.
Lead (flashings and valleys)
100+ years in most conditions. Lead is the gold standard for flashings — never replace it with cheaper alternatives.
What shortens a roof's life
- No maintenance (moss, blocked gutters)
- Failed flashings (water ingress under tiles)
- Storm damage not addressed
- Cheap materials installed by inexperienced contractors
- Poor ventilation in the loft
What extends a roof's life
- Annual gutter clearance
- 5-yearly professional inspection
- Prompt repair of small issues
- Good loft ventilation
