Chimney Repairs

Chimneys are one of the most common sources of roof leaks — and one of the most commonly neglected. A failed chimney can let water in for months before it becomes visible inside, by which time significant damage has often occurred.

Types of chimney work

Repointing

Removing old, perished mortar and replacing with fresh lime or cement mortar depending on chimney type. Period properties should use lime mortar to match original construction. Expect £30-£60 per linear metre.

Flaunching

The angled cement cap on top of the stack that throws water away from the pot. Renewed as part of most chimney repairs. Should be at least 50mm thick at the pot and angled to shed water.

Pot and cowl replacement

Replacement of cracked or missing chimney pots, plus bird guards/cowls to prevent nesting. Pots available in many sizes and styles.

Partial chimney rebuild

When the top courses of brickwork have failed but the lower stack is sound. We demolish the top, rebuild in matching brick with new flaunching and pots.

Full chimney stack rebuild

For severely deteriorated stacks. Requires scaffold and is a significant job — usually £1,500-£3,000.

Chimney removal

For disused chimneys that are a leak risk or visual eyesore. We demolish the stack, seal the roof opening with matching tiles, and dispose of all debris. Often £1,000-£2,000 depending on access.

Leadwork

Lead flashing replacement (see our Leadwork service for full details). Often combined with chimney repairs.
